  • Appliances: Check operation and temperature settings of refrigerator
  • Appliances: Check dishwasher for leaks
  • Appliances: Check operation of garbage disposal; run water; check for leaks
  • Appliances: Check washing machine for leaks; turn on/off
  • Appliances: Check dryer; turn on/off
  • Appliances: Check reverse osmosis system; run water; check for leaks
  • Appliances: Check water heater for leaks and proper shutoff
  • HVAC: Check temperature setting and inspect filter; change filter if needed
  • Ingress/egress: Check all windows are locked (all floors/levels) and free of damage
    or tampering
  • Ingress/egress: Check all doors to the exterior and to the garage are locked and free of damage or tampering
  • Ingress/egress: Check that garage door opener is unplugged or locked
  • Plants: Water as needed
  • Plumbing: Check bathroom sinks, drains, showers, tubs, and toilets for leaks
  • Plumbing: Flush all toilets and test all faucets for proper functioning
  • Safety: Check alarm system for proper functioning; reset upon departure
  • Safety: Test all smoke detectors; replace batteries if needed
  • Safety: Check settings on security lights/timers; replace bulbs as needed
  • Throughout: Check for signs of mold and any unusual smells or sounds (including bedrooms, closets, pantries, and storage areas)

Exterior

  • Electrical: Check main panel and circuit breakers
  • Entry: Remove solicitations, newspapers, phone books, and other debris
  • Entry: Sweep porch/front entry
  • Ingress/egress: Check all first-floor doors and windows for weather damage and vandalism
  • Landscaping: Inspect lanai/screened patio for damage or tampering
  • Landscaping: Inspect state of landscaping and weed control
  • Landscaping: Check irrigation system and timer setting
  • Mail: Check mail box for mail and signs of tampering
  • Plumbing: Check exterior faucets and hose bibs for leaks
  • Pool/spa: Check water level; confirm pool service has cleaned/maintained
  • Safety: Check security lights; replace any burned-out bulbs
  • Throughout: Check for signs of pests, wasp nests/bee hives, and mold
  • Throughout: Take digital pictures of all elevations
  • Water: Check salt level on water softener; add salt as needed
